Working closely with the Westfield Collaborative, we developed a conceptual and schematic design for the architecture of an expansion and redevelopment of the existing University Town Center in La Jolla, California. Originally built in 1977, the open air, single-story regional shopping center was suburban in its orientation, surrounded by massive fields of parking. The redesigned urban mixed-use project gives a sense of place and character amidst the sprawling office parks and fast moving multi-lane boulevards of inland San Diego. At over two million square feet, the development adds both density and pedestrian scale to the existing retail center. A series of large, outdoor shopping courts are interconnected by galleria-style, two-level, open air in-line malls. While the courts, with their anchor tenants, are surrounded by unique pieces of architecture, the connecting malls are meant to be universally flexible and demisable, allowing stores to customize their spaces within a cohesive streetscape. The internal walk streets and courtyards, bounded by department stores and parking structures, allow the project to react to varying scales of the existing UTC outdoor mall and adjacent community of single-family homes, as well as the larger context of broad thoroughfares and mid-rise office and residential buildings that surround the project. Additionally, UTC has been designated as a pilot project for the LEED ND program and has been designed with sustainable technologies and ecological systems.
